How much does a new roof cost?

For many Eden Prairie homeowners, the last time they replaced their roof was 15-20 years ago.

Back then, the cost of a new roof might have been $7,000-$10,000, but fast forward to 2023, and the cost of a roof replacement has increased tremendously.

Therefore, if you’re an Eden Prairie homeowner who is looking to replace your roof in 2023, there are a few things you should be aware of.

First, most reputable roofing contractors in Eden Prairie typically charge around $600 per “square” when they are bidding out roofs.

For context, the term “square” refers to a 10’x10’ area on a roof, which equates to 100 square feet.

On a 3,000 square foot roof, that’s considered 30 “squares.”

Many homes in Eden Prairie are around 2,000 to 3,000 square feet, or 20-30 squares.

In order to then determine the price of a roof replacement, roofing contractors will multiply 600 (the cost per square) by 30 (amount of squares for many homes in Eden Prairie).

For a 30 square home, the price of a roof replacement is roughly $18,000.

Please note that the $18,000 price tag includes everything associated with a roof replacement, yet there are still homeowners who rightfully wonder if there is anything they can do to reduce the cost of a roof replacement.

Grussing says that there isn’t much that homeowners can do to reduce out-of-pocket expenses on a roof replacement, but he recommends that before signing a contract with a roofing contractor, a homeowner should have their roof inspected to see if there is hail or wind damage on the roof.

This is important because if a homeowner has hail or wind damage on their roof, they can file a claim with their insurance company because most insurance policies cover hail and/or wind damage on roofs.  

“Some homeowners aren’t aware of this information, so during our initial meeting, my sales team takes the time to inspect the roof in case there is hail damage that the homeowner didn’t know about,” Grussing explains.

“We do this because taking the time to inspect the roof can save homeowners thousands of dollars on their roof replacement.”

Still, not every roof has hail damage.

Some roofs are simply old and need to be replaced, and if this applies to you, you should be aware of what products and services you’re receiving for your money.

For starters, we have included a list of materials that most roofing contractors will include in the roof replacement.

Most of the materials below are applicable to every home and need to be installed in order to meet code, but some may not be included, primarily if your home doesn’t have a chimney or connecting roof slopes.

Essential roofing materials:

1. Remove shingles

Before any new materials can be installed, roofing crews must remove all the old shingles.

Depending on the size of the home, removing the old shingles may only take a few hours, and then for the rest of the day crews work to install new materials and shingles.

2. Ice and water shield

This helps prevent ice damning and provides superior protection at the eaves edge and beneath valleys (if necessary).

3. Synthetic underlayment

This adds a layer of protection over the base of the roof.

4. Valley metal

This is installed if you have connecting slopes.

You can determine if you have connecting slopes by looking for metal running downward on your roof, or by asking a roofing contractor.  

5. New bathroom vents

Pretty standard explanation:

Bathroom vents help ventilate your bathroom.

6. Ridge cap shingles

Ridge cap shingles are installed at the top of the roof where the two slopes meet.  

7. Starter strips or shingles 

These are the shingles that are required for starter rows on your roof.

8. Re-flashing around the chimney

Doing this prevents leaks from coming in through the chimney.

9. Standard roof vents

These are installed to get airflow into the attic, but some homeowners will upgrade to a ridge vent system because it is the most effective way to ventilate your attic.

Ridge vents are strongly recommended by industry professionals because a) they’re efficient and b) they only cost about $300-400 to install.

10. Dumpster

As part of the cost of a roof replacement, a dumpster is included so that contractors can haul away debris and old shingles.

11. Permit

Roofing contractors are legally obligated to pull a permit with the city of your residence, and that is included in the cost of a roof replacement.  

Beyond the aforementioned materials, most roofing companies that stand behind their work will offer a workmanship warranty that lasts for five years.
